How it works for a property

All the information sits in your own sheet. We do the setup and set a starting tone, and after that both the information and the way it speaks are cells you edit yourself.

    Put the property information in the sheet

    The property details (location, check-in and check-out times, amenities, house rules), the rate for each room type, and the questions guests ask most. Write them the way you actually answer guests.

    Put availability in a separate table

    A second sheet is a table of dates against rooms free. You update it the way you already do, and the bot reads from there and nowhere else.

    Guests message your LINE or your page

    Your own LINE Official Account and your own Facebook page. Guests add no new friend and install nothing.

    The bot answers from the sheet

    General questions are answered instantly, around the clock. Asked about availability, it says whether there is space, according to your table.

    A guest wanting to book means a person takes over

    The bot does not close the booking. It pushes into the staff LINE group with the guest's name and what has been discussed, and stops replying to that guest until one of your people picks it up.

    What the guest asked, what the bot answered, whether it came from LINE or the page, and whether it was handed off. The whole history is open to read back.

There is one place to change it, and within five minutes every channel agrees. Nobody has to be told about the new price.

Overbooking cannot happen

The bot never confirms a booking itself. One of your people always closes it, so the real room count stays in your hands alone.

You learn what guests ask most

The log in the sheet shows which questions keep coming, which usually means the information isn't clear enough on your page or your OTA listing.

How this differs from an ordinary bot

All four are facts about how it is built, and you can check every one of them in use.

Availability comes from your table, not from a guess

The bot answers about availability from the sheet only, and answers mainly whether there is space or not. It gives a number only if a guest asks outright. A guest does not need to know whether one room is left that night or ten. And if a guest asks about a date that is not in the table yet, it does not guess: it says it is not sure and passes the question to your team.

Sensitive messages never reach the AI

A refund demand, anything legal, or a guest asking for a person is handed to your team BEFORE the AI sees it, matched against a fixed list of words rather than left to the model's judgement. Those are the cases where getting it wrong costs more than the whole thing saves.

Guest data is in your sheet, behind an account made for you alone

We create a connection account for your property specifically, and you are the one who shares your sheet with it. That account can open only the sheets you shared. Enter a sheet id wrongly and the system reads nothing at all. It does not reach some other property's data.

Stop the bot instantly from your phone

Type ปิดบอท (close bot) in the staff LINE group when you want to talk to the guest yourself. It stops at once, and while it's off every message goes to your team instead of going silent.

Limits we'll tell you first

The first three are what every owner asks inside the first two minutes, so we answer them up front.

No Booking.com or Agoda connection

There is no OTA, channel-manager or PMS integration. Availability comes from the table in the sheet, which you keep up to date yourself. If your property sells mainly through OTAs and rooms change all day, this is extra work for you rather than less.

The bot does not close a booking

It can say whether rooms are free and what they cost, but a real booking always goes to a person. That is deliberate, so you cannot be overbooked. If you want a system that finishes the booking in chat, that is the receptionist, which suits businesses selling time in slots rather than rooms.

Seasonal rates are entered by hand

Nothing works out a rate automatically from holidays or festival periods. You put the rate in the sheet yourself, which you can change any time and which takes effect within five minutes.
